Frequently Asked Questions
Still have some questions? No worries, most people do. Below is a collection of some of the frequently asked questions, as well as our answers. If you still have questions, please don’t hesitate to reach out via the online form or give us a call, and we will be happy to answer any questions you may have.
Q: Will you be buying my house, or will it be listed on the MLS?
A: That is a great question. We are not working Realtors, so we don’t make a habit of listing houses. We are professional home buyers who purchase houses all over the Southern California area. We buy houses that meet our basic criteria. After that, we may repair the house and then resell it to another homeowner, or we may keep it and rent it.
Q: Do you pay fair prices for houses?
A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). We are looking to get a fair discount on the property. However, it has been our experience many sellers don’t necessarily expect a large profit on the property. Instead, many appreciate that we can offer cash, close quickly, because financing is not involved, with no effort, expense, or time being required on the seller’s part to fix the property or pay agent fees.
If that is something you are seeking and you see the value in getting your house sold fast, let’s see if we can come to a fair price that makes a win-win for both. Our no-obligation offer means that you do not have an obligation to accept our offer. Your choices are to accept or decline the offer we give. We want to make sure you know you have options!

Q: How do you determine the price to offer on my house?
A: Good question, and our policy is to be transparent. Our process is streamlined and straightforward. We look at the location of the property, what repairs are needed, the condition of the property, and current comparable values of houses recently sold in the neighborhood.
There are many pieces to the puzzle that we consider in order to produce a fair price that works for both.
Q: Are there any fees or commissions to work with you?
A: This is the main difference between selling to us for cash versus the traditional method of selling with a realtor. We charge NO Fees or commission when you sell your house to us. We will even pay your seller’s closing costs. This is also a main difference between us and ibuyers. ibuyers will tell you there is no commission, but they disguise these charges as other fees and sometimes, they are even more than a realtor’s commission.
We will formulate an offer based on the information supplied by you and after touring your house and present you with the fair cash offer. You then have the option of accepting or declining. The choice is yours.
No hassle. No fees.
Q: How are you different from a real estate agent?
A: Realtors list properties for sale and keep their fingers crossed that someone would buy it. The realtor holds showings and open houses. This is when you must leave for the day (If you have pets, they must leave too) while they show the home to other realtors and their clients and people who come in off the street. They will allow them to pass through the house whether they are qualified or not, with the hopes that they can be qualified to buy.
The average time to sell can be between 60-90 days or more based on the condition of the property. The commission charged is 5-6% of the sales price (If the house is sold at $300,000, then the commission is $18,000 to the agent).
Agents can provide a great service for those who don’t mind waiting and who are okay with completing repairs, and giving up that commission, not to mention the other fees involved with selling.
Here is where we are different: We are not agents; we are cash home buyers. We buy houses and are not in the business of listing it for sale and finding the buyer. There is only one showing, that is when we tour your property, then you pay NO commission, fees or seller closing costs. When you sell to us for cash, we can close as quickly as 7 days.
Q: Is there any obligation when I submit my info?
A: Our service is 100% FREE from any obligation for you. The process is simple. You fill out the online form or call, we gather a little bit of information and schedule a tour of the property. From there, we present you with an offer.
At that point, you have the option of accepting or declining. The choice is 100% yours. If you decide to accept, you select your closing date, if you decline, we will shake hands and be on our way. There is NEVER any obligation.
